The consumer Protection Clause 8(3) (Distance Selling) Regulations 2000 states that the statutory cancellation (cooling off period) period of seven working days for services, does not apply where the performance of that service has already begun with the customers consent. Once an upfront payment has been received and we have approved the listing (your property advert) this signifies the start of our services and that the standard cooling off period shall not apply.

We will require proof of identification and proof of ownership for the owner(s) of the property to comply with Anti Money Laundering Regulations.
Pay in full at the time of advertising the property or any of our services.
Use rentanyproperty.co.uk’s services as a landlord or on behalf of the landlord with the landlord’s consent and not as a letting agent.
Rentanyproperty.co.uk requires written permission from anyone seeking to offer their advertising, or other services to landlord(s) currently advertising on rentanyproperty.co.uk. (This includes offering sub-letting property, property lettings services, seeking properties for sale, offering property management or property refurbishment). Such activities will be directly reported and will be considered breach and violation of our terms & conditions.

We also provide other lettings services like arranging Gas, Electric, EPC, Inventory, Professional Photography. Alongside this we also offer tenant find service & management service ( terms & conditions of tenant find & management service can be obtained by contacting us directly on email@example.com). However, we cannot provide any guarantee the integrity of the information supplied on this site or its users.
Apart from advertising your property online we will inform potential clients and erect a to let board at our sole discretion. We do not guarantee we will provide this service on every single property every single time for all our advertised properties. All conditions must be considered before requesting a board either with the freeholder or any other parties.

There may be a further charge for arranging and signing of a legal tenancy agreement to the tenant and the landlord at rentanyproperty.co.uk's discretion and will be disclosed in advance or before the tenancy process begins.
Rentanyproperty.co.uk offers discount codes or promotion codes for landlord(s) from time to time throughout the year. This offer is not available in addition to any promotions that we may offer. Discount codes may also be used for promotional purposes from time to time.
We are committed to the services we offer and do our best to assist every single customer. The services we offer are irreversible and non-physical hence why we cannot issue refunds after a paid advert or referencing has commenced except at our discretion.
Rentanyproperty.co.uk reserves the right to limit your activities on their website. For example, advertising a large number of properties. This may be to improve the security of rentanproperty.co.uk or to reduce financial and other labilities of other users.
We cannot be held responsible for any loss you may incur as result of we cancelling unconfirmed, inactive accounts that have been inactive for a period of time or modify or discontinue any adverts.
All holding deposit paid to reserve a property is held in our client account. The holding deposit is only forwarded to the landlord or landlords managing agent once the tenant has legally moved in. The holding deposit becomes non-refundable in the event where the tenant wishes to withdraw from renting the property, fails reference checks and cannot provide a guarantor, agree a mutual moving in date with the landlord.
Holding deposit can only be refunded back to the tenant in the event where the landlord cannot rent the property to the tenant due to personal, financial or legal reasons. A refund will be processed by our accounts team once they have received a request in writing/email by the tenant. A refund of the holding deposit will be returned within 14 days of the initial request (the refund will only be for the holding deposit and not for the reference or guarantor fees paid along with the deposit).
All fund relating to a tenancy for example holding deposit, advance rent or any form of deposit is held in our client account. The funds cannot be released to the landlord until such time there is a valid tenancy agreement in place and the tenant has legally moved in to the property (any funds transferred to the landlord directly into the landlord account Rentanyproperty.co.uk or Ukproperty house ltd cannot be held responsible and will not be able assist further).
If you are already on the market with another agent and signed any contract with them, please refer to their terms and conditions before advertising your property with rentanyproperty.co.uk. As once the advert is approved and live we cannot issue refunds on advertising fees. This also applies to any paid third-party services from us.
Our complaints procedure is very transparent we are a member of The property Ombudsman abide by the set of polices advised by them. All complaints should put in writing to

Fair use policy
We reserve the right to take down the adverts if we deem them to be abusing the system this is solely for the protection of our landlords and tenants. This is done to prevent spam, stop gathering tenant details, and to ensure all property adverts are a true representation of the properties available.
We reserve the right to remove all adverts where three months advertising has elapsed from the time of publishing the advert, we also reserve the right to remove all adverts where disproportion high number of viewings are generated.
